Job Description
A real estate development manager is responsible for overseeing and managing the development of real estate projects, from the initial concept to the final completion. They work closely with a team of professionals, including architects, engineers, contractors, and financial analysts, to ensure the successful execution of development projects.


The specific duties and responsibilities may vary depending on the organization and project, but generally include:


  • Design and Construction Management: Collaborating with architects, engineers, and contractors to develop project designs, plans, and specifications. Overseeing the construction process to ensure adherence to design, quality, and timeline requirements. Resolving any design or construction-related issues.
  • Financial Analysis: Creating financial models and conducting financial analyses to determine project feasibility and profitability. Evaluating project risks and proposing risk mitigation strategies. Securing project financing and managing budgeting and cost control throughout the development process.
  • Stakeholder Management: Building and maintaining relationships with project stakeholders, including investors, partners, contractors, and community members. Providing regular project updates and addressing concerns or issues raised by stakeholders.
  • Project Reporting and Documentation: Generating progress reports, financial statements, and other project-related documentation. Maintaining accurate project records, including contracts, permits, and approvals.
  • Land Acquisition and Due Diligence: Identifying and evaluating potential land or property acquisitions. Conducting due diligence activities, such as zoning and entitlement analysis, environmental assessments, and title searches. Negotiating and securing land or property acquisitions.
  • Project Planning: Collaborating with stakeholders to define project goals, objectives, and scope. Conducting market research and feasibility studies to assess the viability of potential projects. Developing project plans, budgets, and schedules.
  • Permitting and Approvals: Liaising withgovernment authorities, regulatory bodies, and community stakeholders to obtain necessary permits, approvals, and zoning changes. Ensuring compliance with applicable laws, regulations, and building codes.


Requirements


  • Strong negotiation and communication skills for dealing with stakeholders and partners.
  • Leadership: Ability to lead and motivate a team of professionals, including architects, engineers, and contractors, to achieve project goals.
  • Experience: Several years of relevant experience in real estate development, project management, or a related field is typically required. Experience in managing complex development projects from start to finish is highly valued.
  • Technical Skills: Proficiency in relevant software tools such as project management software, financial modeling software, and spreadsheet applications. Attention to Detail: Strong attention to detail to ensure accuracy in financial calculations, legal documents, and project specifications.
  • Familiarity with design and construction processes and the ability to review and interpret architectural and engineering drawings.
  • Some employers may prefer candidates with a master's degree or professional certifications related to real estate development.
  • Education: A bachelor's degree in real estate, urban planning, construction management, finance, or a related field is typically required.
  • Proficiency in financial analysis, budgeting, and cost control.
  • Excellent project management skills, including the ability to plan, organize, and prioritize tasks effectively.
  • Placement in Bali.
  • Knowledge of zoning regulations, building codes, and other applicable laws and regulations.
  • Problem-solving and decision-making abilities to address challenges and make informed decisions.
  • Fluent in English, both spoken and written.
  • Strong understanding of real estate development principles, processes, and best practices.
